A commercial property's winter problem is not snow. It is liability, and the window between when a storm stops and when the first person walks across the lot. The nearest long-run weather station to most of our routes, at Yorktown Heights, averages just under forty inches a season — and the higher ground north and east of it runs well above that, delivered in a handful of events, most of which arrive overnight.

That is what a seasonal contract buys: a crew already assigned to your property, staged before the storm rather than dispatched after it, working a route that puts you in a known position rather than in a queue. Owner Joe Galeno has run this side of the business for decades, including long-standing commercial relationships with facilities that cannot close.

What a seasonal contract covers

Six pieces of work rather than six products. They are sold together because a plowed lot with an untreated sidewalk is a property that is still closed.

Commercial snow plowing

Trucks assigned to a property and a route before the season starts, not allocated when the forecast changes. Plowing runs on a trigger depth agreed in the contract — typically two inches — and repeats through a long storm rather than waiting for it to finish, because a lot cleared once at the end of a fourteen-inch event is a lot nobody could use all day.

Ice control & salting

Ice is the part that generates claims. Salt applied before a storm keeps a bond from forming between the pack and the pavement, which is worth more than twice as much salt applied afterwards. Application is recorded per visit — what went down, where, and when — because in a slip-and-fall the record is the defence.

Sidewalk & walkway clearing

Walks, entries, ramps, fire exits and the path from the accessible spaces to the door. Cleared by hand and by walk-behind where a truck cannot reach, and treated separately from the lot — a plowed lot with an untouched sidewalk is a property that is still closed.

Parking lot plowing & stacking

Where the snow goes matters as much as whether it moves. Piles are stacked off the drainage, off the sight lines at the exits, and off the spaces the property actually needs in the morning. On a tight site that means hauling it out rather than pushing it into a corner that will be ice in April.

24/7 storm monitoring

Forecasts are watched through the season and crews are staged ahead of an event rather than woken up by it. That is the difference between arriving before the first shift and arriving behind it.

Per-event and full-season pricing. A seasonal contract fixes the cost of a winter nobody can forecast — you pay the same for a light year as a heavy one, which is a trade a budget usually wants to make, and a better one the higher and further north the property sits.
