Commercial Landscaping & Grounds Maintenance
Season-long mowing and grounds care for property managers, HOAs, retail centers and office parks — on a set route, on a set day, from the company that plows the same lot in winter.
A commercial property's grounds problem is not grass. It is consistency. Tenants, residents and customers notice the week a property gets skipped, not the twenty weeks it was cut on time — and the owner or the board hears about the skipped week. What a property manager is actually buying is a crew that turns up on the same day every week without being chased.
That is what a seasonal contract is for: the property on a route with a fixed day, a scope written down before the first cut, and one point of contact for the season. And because Colonial runs the commercial snow side as well, one company can carry a property through all twelve months — mowing and cleanups from spring into November, plowing and salting from the first storm — under one relationship rather than two vendors who have never met.
What a grounds maintenance contract covers
Six pieces of work, scoped together before the season starts, so nobody has to decide in July whether edging was included.
01
Commercial mowing & grass cutting
Lawns, common areas, islands and road frontage cut on a set weekly route through the growing season, with the frequency eased back in the dry weeks of midsummer rather than mowing dormant turf brown. Grass is cut higher in the summer heat, which shades the soil and holds out crabgrass, and clippings are blown off the walks, curbs and parking areas before the crew leaves — clippings on a sidewalk are what a visitor actually sees.
02
Trimming & edging
Around signs, light poles, fence lines, curbs and building foundations: the places a mower cannot reach and the first places a property starts to look neglected. Walks and curbs are edged to a clean line, which on a commercial site is most of the difference between maintained and merely mowed.
03
Spring & fall cleanups
In spring, the winter comes off: sand and salt residue along the lot edges, debris out of the turf, beds cleared and cut back. In fall, leaves come off the lawns before they mat down under the first snow, and drains and catch basins are cleared ahead of winter. On a property we also plow, the last fall visit and the first snow visit are planned together.
04
Mulch, beds & shrub care
Mulch at two to three inches and kept off trunks and building walls, beds weeded and edged through the season, and shrubs pruned on the right calendar for what they are rather than sheared flat the same week every year. Entrance and sign beds are where a property makes its first impression, so they are scheduled rather than fitted in.
05
HOA & common-area maintenance
For associations: common lawns, entrances, berms and the strips between units, scoped against what the association maintains and what each owner looks after — so the boundary is written into the contract rather than argued about on a Saturday.
06
Seasonal & year-round contracts
Priced for the season rather than per visit, so the grounds budget is a known number from spring to November. Properties that also need snow and ice management can carry both under one contract and one point of contact — the crew that knows where the curbs and drains are in July is the crew plowing around them in January.
